*Please treat our home with respect, it’s our home when we do t have guests and love being able to share its warmth with others, but hope you would treat it like your own.
*Please limit food and drinks in the bedroom to prevent spills and stains (a $50 fine will be charged for any food/drink or bodily fluid stain found)
*Please bring all dishes to the kitchen before you leave
*Please put all dishes in the sink, feel free to clean or put straight in the dishwasher as well
*Put all towels and wash cloths in the laundry room before checkout
*Absolutely no parties on the premises a $250 fine will be charged if there is evidence of a party being held
*Absolutely no smoking inside, on the back porch, or front porch. A $250 fine will be charged if there is evidence of smoking on the premises
*No pets are allowed
*If you have children staying with you, please be mindful to not break anything in the house. A $250 fine will be charged if anything is damaged or broken. Do not leave children unattended in the home. No more than 8 people allowed to stay in the h

*Turn of lights and AC/Heating when out of the property

The space
The Modern Farmhouse consists of three to four separate sleeping areas, the upstairs Loft, Two Private Bedrooms and fold out couch downstairs. The upstairs loft is furnished with a Queen Bed and a Twin over Full size Bunk Bed. The loft comes with TV where you can watch Hulu Live, Netflix and Prime Video. You have a sound machine, ear plugs and an eye mask for your use if desired. You have your own beverage stocked mini- fridge and freezer, and bathroom essentials when traveling in case you forget anything during your stay. You have your own thermostat upstairs separate from the rest of the house. The first downstairs private bedroom is the Master wing of the house (when you walk in the room you'll see why!). It is a separate oasis of luxury and solitude. The Master bedroom has a King Size memory foam bed, night stands, lockable door, TV equip with smart Roku (access all your favorite apps). You have access to a sound machine, ear plugs and eye mask for your use if desired. The ensuite bathroom has a walk in dual headed shower, luxury stand alone bath tub, bathrobes, disposable slippers, hair dryer and dual sinks with a massive countertop for getting ready/going to bed. The Master closet attached to the bathroom is a flex space. You can use that for luggage or as an additional sleeping area with two twin blow up mattresses or a pop up crib. The second private bedroom has a Queen size bed with a memory topper, closet, lockable door and TV equipt with Hulu, Netflix and Prime video. You have access to a sound machine, ear plugs and eye mask for your use if desired. The private full bathroom is next door to the second downstairs private room. You have access to bathrobes, disposable slippers and a hair dryer if needed. You also have a fold out Queen size couch in the living room downstairs that can sleep Qty 2 guests as well. All linens needed for the fold out couch or blow up mattresses are located in the Master Closet. You have access the following spaces and amenities such as. :

* Kitchen- stocked with coffee maker, fridge, freezer and various cooking supplies.
* Laundry Room (Washer, Dryer, Basin Sink)
* Backyard patio deck and turf breezeway, equipped with comfy lounge seating, propane powered modern fireplace and a shaded turf area perfect for cornhole.
* Dining Room Table
* Living Room Couch/TV (also equipped with Hulu, Netflix and Amazon Prime)
*Fast Wifi
* Drive way (up to 2 cars) and Street Parking (along Pierce street if desired)

*Any additional guests outside the Qty you reserved for, who are caught spending the night, will incur a $50 fine per guest per night. We have a maximum capacity of 12 guests. NO MORE than that are allowed. We state this in our listing, before you arrive and when you arrive in your check-in notes. Please respect this rule.
